See What's Really
Going On Under Your Roof

Most roof inspections are a visual walkthrough and a clipboard. Ours aren't. We bring thermal imaging cameras and electrical impedance mapping equipment to every commercial diagnostic — giving you forensic-level data, not guesswork.

The Technology

Two Technologies. One Complete Picture.

Other roofers walk your roof and write down what they see. We map moisture, measure impedance, overlay data, and deliver reports that give you a definitive answer — not a best guess.

Thermal Imaging (Infrared)

We use both drone-mounted and handheld infrared cameras to scan your roof for thermal anomalies. When moisture is trapped in your roof assembly, it retains heat differently than dry insulation — thermal cameras see these signatures clearly.

  • Drone coverage for large commercial roofs — no area missed
  • Handheld cameras for detailed inspection of suspect areas
  • Detects moisture intrusion, insulation failures, and delamination
  • Completely non-invasive — no core cuts required for initial assessment
  • Best performed at dusk when temperature differentials are highest

Electrical Impedance Mapping

This is what makes our advanced roof diagnostics truly unique. Electrical impedance technology measures the resistance of the roof assembly to electrical current — wet materials conduct differently than dry ones. This creates a full-coverage moisture map of your entire roof.

  • Quantifies moisture content — not just "wet vs. dry"
  • Maps moisture through the full roof assembly depth
  • Catches what thermal imaging alone can miss in certain conditions
  • Produces a grid-based moisture map for every square foot of roof
  • Provides the data backbone for capital planning decisions

Forensic Reporting

Every advanced roof diagnostics concludes with a detailed forensic report prepared by a CCPIA-certified inspector. Not a checkbox form. Not a PDF of photos with captions. A real forensic document you can take to your board, your insurance carrier, or your legal team.

  • Annotated photos with condition ratings for every identified area
  • Moisture map data overlaid on roof plan drawings
  • Prioritized repair and replacement recommendations
  • Remaining useful life estimate with supporting data
  • Budget-ready cost breakdowns for capital planning

Certified Roof Inspection

Tim Carter is a certified roof inspector trained to assess damage causation objectively — critical for insurance claims, litigation support, and third-party due diligence.

  • Objective, unbiased damage assessment methodology
  • Recognized by major insurance carriers nationwide
  • Covers hail, wind, storm, manufacturing defect, and installation failure
  • Reports defensible in legal and insurance proceedings
  • Appropriate for pre-purchase, post-storm, and warranty disputes

Who This Is For

Anyone Who Needs the Truth About Their Roof

A advanced roof diagnostics isn't just for people with obvious leaks. It's for anyone who needs data-backed answers before making a decision.

Facilities Managers

You need capital planning data your CFO can actually use. advanced roof diagnostics gives you a prioritized, budget-ready breakdown of what needs to happen and when — not a vague "you should probably replace this soon."

Commercial Property Owners

Before you spend six figures on a roof, know exactly what you're dealing with. advanced roof diagnostics maps where the moisture is and how bad it is — so you can make a repair vs. replace decision based on facts, not a contractor's sales pitch.

Real Estate Buyers & Sellers

Standard home and commercial property inspections don't go deep enough on roofing. A advanced roof diagnostics gives buyers objective third-party documentation and gives sellers proof of condition before the deal closes.

Insurance Adjusters

Third-party reports from a certified roof inspector carry weight in claim disputes. We're not a restoration company trying to inflate a claim — we're diagnosticians giving you the real numbers.

The Process

How Advanced Roof Diagnostics Works

Four steps from your first call to a report you can actually use.

1

Initial Consultation

We talk through your situation — what you're seeing, what decisions you're trying to make, and what the building looks like. We'll let you know whether a advanced roof diagnostics is the right tool for your situation, and we'll explain exactly what the deliverable will look like. No commitment required to have this conversation.

2

On-Site Data Collection

Our inspector arrives with thermal cameras (drone + handheld) and electrical impedance mapping equipment. We systematically scan the full roof surface, collecting thermal imagery and impedance readings at a defined grid interval. For most commercial roofs, this takes half a day to a full day depending on size and complexity. You don't need to be on-site for the scan itself, but we like to do a walkthrough with you beforehand.

3

Analysis & Report Preparation

Back in the office, we process the thermal and impedance data, annotate areas of concern, and draft the full forensic report. We overlay moisture mapping data on your roof plan, assign condition ratings to each area, and write clear, plain-language recommendations. Turnaround is typically 5–7 business days from data collection.

4

Recommendation Meeting

We walk you through the report in person or via video call. You'll see exactly where the moisture is, how much of the roof is compromised, and what your real options are — from targeted repairs to strategic coating to full replacement. We'll give you cost estimates for each option and our honest recommendation. Then the decision is yours.

Why It Matters

Most Roofers Don't Want You to Have This

A roofer who shows up to sell you a replacement doesn't want you to know that 60% of your roof is actually fine and you only need targeted repairs. We do this because we're consultant-first. Our job is to tell you the truth — and then, if work is needed, we're the ones you trust to do it right.

That's a different business model than most roofing companies operate on. We think it's better. Our customers agree.
